Finding a new home can be a daunting and time consuming process.

Here at Holdens we endeavour to make that process as smooth as possible.

Being one of the Premier Letting Agents in East London & Essex we receive new properties daily. This means we can normally accommodate you no matter what type of property or area you are interested in.

Register with us

The first step is to register with us so we can qualify you are in a position to pass our referencing procedures. This is a very simple process that only takes a couple of minutes.

You will need to earn 2.5 times the rent of the property or budget you have in mind. In other words if the rent is £1000 per month you will need to earn £2500 per month before tax or deductions. You can join incomes together with whoever is moving with you if you do not earn enough.

We will also need to know where you want to live, what sort of property and what date you are looking to move as well as what sort of budget you have in mind.

If we have a suitable property for you we will arrange a viewing there and then or recommend alternatives in different areas that may be of interest.

If we do not have any suitable properties we will inform you as soon as one becomes available.

Viewings

Once we have arranged a viewing for you we will expect you to turn up on time or let us know in advance if you are going to be late or need to reschedule.

It is always a good idea to try and keep your scheduled viewing as due to very strong demand it will be likely that more than one person will be coming to view the property and you will risk losing it to somebody else if you don’t turn up or reschedule.

This being the case it is important, once you have seen the property, to let us know if you are interested as the longer you take to put down a deposit the more likely it will be that somebody else will take it.

If the property is not what you are looking for please tell us why as it will help us to find you a property that you will be happy with.

Application Process

Once you decide to take a property you will need to pay £500 to secure the property and have it taken off the market. This £500 will be deducted from the balance you will need to pay before moving in.

Typically you will need to pay 1 months rent in advance, 1 month or 6 weeks rent as a damage deposit. Administration fees are also applicable and these are provided on request as they vary from property to property. Click here for more details on our Fees to Tenants.

You will also need to fill in an application form and our “Guide Notes for Tenants” which details everything about your move.

The following documents are also required:

Photographic I.D: We will require a copy of photographic identification for you. This must be a passport or driving licence.

Proof of Current Address: This must be a utility bill (gas, council tax, electric, landline phone bill etc) OR drivers licence showing your current address. Please Note: Mobile phone bills, Bank Statements, Credit Card Statements, Payslips and Store Card Statements are not acceptable as proof of current address.

3 Months Bank Statements: Must be last 3 months received.

Proof of Earnings:

If Employed: Last 3 months pay slips received OR a letter from your employer confirming your salary. Employment letters must be on headed paper and signed. Emails are not accepted.
If Self Employed: We will need a letter from your accountant confirming your net income for the year. If you do not have an accountant we will need the documentation confirming your previous tax return. This should have the details of your income for the previous tax year.
If a Student: We require proof that you are a student. This can be a copy of your student I.D card or the offer letter/confirmation letter from your university. You will also require a guarantor.

Guarantor Application: All guarantors must be resident in the UK. Overseas guarantors are not accepted. Guarantors must be in full time employment/self employment and must provide all of the aforementioned documentation (I.D, Proof of Current Address and Proof of Earnings). All guarantors will be required to sign a guarantor undertaking agreement prior to any Tenancy commencing

Please note:
Your completed Application form and supporting documents (listed above) must be provided by you and returned to us by no later than the end of the next working day you put your deposit down.

Failure to provide the required documents by this time could result in your move-in being delayed or the cancellation of your application. If your application is cancelled as a result of failure to provide the required documents on time or you provide false information the referencing and administration costs will not be refunded.

We can accept scanned/emailed copies.

Moving in

Once the application process has been completed we will arrange for you to sign the Tenancy Agreement and pay the final moving in monies.

A standing order will be set up for future rent payments and you will be given all the contact information regarding changing the Utilities and Council Tax in to your name.

If the Landlord has arranged a Check In you will be met at the property to go through the Inventory or alternatively we will provide you with keys in our office.
